Empty capacity costs money every month it stands empty. For a 500 kW hall, we estimate the lost revenue at roughly NOK 1 million a month (our own estimate).

Most regional operators know exactly where their empty racks are. What they lack is a way to put that capacity in front of the right buyers, without pulling people off the build-out.

This guide shows how, with a 500 kW request as the example.

    Why vacant capacity stays vacant

The capacity is rarely the problem. The way it is sold is.

    • Your sales team is busy with the big deals. A 500 kW request rarely gets the same attention as a multi-MW expansion.
    • Buyers can't see you. Not because the capacity isn't there. But because there is nowhere to look.
    • Requests arrive vague. Weeks of engineering time go into qualifying a lead that may not fit at all.
    • Speed decides. If an operator isn't quick enough, the buyer goes somewhere else.

Example: a 500 kW request, from first message to signed contract

A company needs 500 kW in the Nordics, ready in Q2. Here is how that request reaches you on Capacity Connect.

    1. The buyer describes the need in their own words. Power, location, timeline, cooling and redundancy.
    2. A complete RFP in about two minutes. Our AI agents turn the description into a structured requirement. The buyer stays anonymous.
    3. The RFP goes to verified operators. Only operators whose capacity can actually deliver receive it.
    4. You see the full requirement before you spend any time. kW, location, timeline and technical needs, all in one place. If it fits, you answer. If not, you pass.
    5. The deal runs in one deal room. NDA, site tour, term sheet and LOI. All communication is logged, and the buyer reveals who they are when they choose to.
    6. Signed contract. Your vacant capacity is now earning.

Five ways to fill vacant capacity without more salespeople

    1. Describe your capacity once. Available kW now and later, the largest contiguous block, earliest delivery date, cooling, density per rack and redundancy. Buyers compare on these. Make them easy to find.
    2. Be where buyers look. Your own website reaches the buyers who already know you. List your capacity where buyers search for it, so new buyers find you too.
    3. Only take complete requirements. Ask for kW, location, timeline and technical needs before the first meeting. A complete RFP tells you in minutes whether a lead fits.
    4. Answer fast. Decide who answers incoming requests and how quickly. The first operator with a clear answer often wins the deal.
    5. Make deals around 500 kW easy. Standard terms and a ready template mean smaller deals don't queue behind large build-outs for legal and engineering time.

Checklist for operators: what to have ready before a request arrives

    • Available capacity in kW, now and in the next 6 to 12 months
    • The largest contiguous block you can offer
    • Earliest delivery date
    • Cooling type and maximum density per rack
    • Redundancy level and certifications
    • Carriers and connectivity on site
    • Power status: connected, allocated or in the grid queue
    • Standard contract terms for the right deals
    • Who answers incoming requests, and how fast

With these in place, you can answer a complete RFP the same day.

    Questions other operators ask

What size of deals come through the platform?
From a few racks to a few MW. A typical request is around 500 kW.
Is my information shared with other operators?
